At Neo-scenic Designs, we believe in a transparent and collaborative approach to bring your project to life. Our nine-step design process ensures that every detail is meticulously planned and executed to meet your unique needs. Here's how we work:

Phase 1

Initial Consultation

Start your journey with a simple phone call or email. This is where we discuss your project requirements, understanding your vision and how we can turn it into reality.

Deposit

Once you’re ready to proceed, we collect a 50% deposit to book drafting time and start work.

Free Quotation

Receive a Free Quotation without any hidden costs. We provide a detailed estimate, outlining the scope and cost of your project, ensuring transparency right from the start.

Phase 2

Zoning Review

Navigating the complexities of zoning laws is crucial. We conduct a basic zoning review to ensure your project complies with all local regulations and standards.

Measurements / Existing Conditions

We measure on site (or work from your measurements) and document existing conditions when applicable.

Site Analysis

Our team undertakes detailed site measurements and scans of existing structures. This step is vital to understanding the space and environment we will be working with.

Phase 3

Preliminary Drawings

With your input, we develop preliminary drawings for your approval. These initial sketches form the basis of your project’s design. 

Client Feedback

We send you a clear draft set and walk through it with you. You’ll review layouts, dimensions, and key details, then we’ll incorporate your notes and refine the drawings. This keeps everything aligned with your vision before we move into permit-ready documentation.

Permit Drawings

Floor plans, elevations, sections

Site plan (as required)

Key construction details

Coordination items (trusses/engineering) when needed



Coordination

When outside input is required, we coordinate the technical pieces so your submission is complete and compliant. That can include structural/HVAC/energy items and manufacturer details (like truss packages) where applicable. The goal is a smooth permit review with fewer back-and-forth requests from the municipality.

Phase 5

Submission

We finalize the Permit Drawings, ensuring they meet all the necessary Ontario Building Code standards. Once completed, we provide these drawings to you for the initial submission of the building permit, anticipating any feedback for revisions from the municipality.

Municipality Comments for Permit Approval

The final stretch of our design process involves comments from the municipality to ensure your project complies with all regulations and is ready for permit approval. We meticulously address any feedback, making the necessary adjustments to the Permit Drawings. This step is crucial as it brings us closer to obtaining your building permit, ensuring that your project moves forward without any hitches.
