Renovation Design and Permit Drawings

Design and permit drawings for home renovations: removing walls, reconfiguring rooms and other changes that need a permit.

Is this you?

  • You want to remove or move a wall
  • You are reconfiguring a floor or opening up a kitchen
  • You are renovating an older home and are not sure what needs a permit
  • You are planning an addition

Not every renovation needs a permit. Changes to structure, plumbing, exits or how a space is used often do; your municipality decides. When yours does, we document the existing conditions and prepare drawings showing what will change. Work in an existing house may involve Part 11 of the Ontario Building Code, depending on the circumstances.

Existing and new floor plans

What’s included

  1. Existing and proposed floor plans
  2. Sections and construction details, as needed
  3. Plumbing fixture locations and basic ventilation notes, where applicable

Not included or separately scoped

Engineering, for example for structural changes. We can help coordinate with qualified engineering professionals; engineering services are scoped and quoted separately.
Where engineered roof trusses, floor systems or other specialized structural components are required, Neo-Scenic can coordinate the relevant supplier or engineer documentation with the building permit drawings.
HVAC design is scoped separately from our architectural drawings. You can hire us for it, or use another qualified HVAC designer.
Permit application management (optional)
Permit application management is an optional service you can add to your design and drawing work. Drawing preparation and application submission are separate steps. Submitting an application does not guarantee municipal approval.

How it works

  1. Initial conversation

We discuss your project and identify any zoning or municipal requirements that may need further review.

  2. Site visit, where needed

By appointment, we measure and document the existing conditions. If a visit is needed to assess the project before quoting, it is billed separately. Where applicable, any credit for the visit toward subsequent design services will be confirmed in your written quotation.

  3. Written quote

We provide a written quote outlining the proposed scope and fees before drawing work begins.

  4. Preliminary design

You review the proposed layout. This stage typically includes up to three rounds of revisions. Changes after you approve the concept may involve additional fees.

  5. Permit drawings

We prepare the drawing set and supporting documents for your permit application. Reasonable drawing revisions arising from municipal review are included.

Submitting the application

We guide you through what your project needs and prepare the drawings and documents. If you would like us to submit the application and coordinate with the municipality for you, we offer that as an optional additional service.
